The goal of our client was to develop a childcare centre and hold the asset as a long-term investment. They were considering purchasing a site in Melbourne’s south-west, with a planning permit for a 124-place childcare centre. The site was on the market for over a year with no movement.
Our client reached out to Mollard Property Group for advice on the childcare market supply and demand, demographics, construction cost estimate and realistic rental and lease terms for the site.
We completed a Site Suitability Analysis to assess the market competition and engaged Centre Design Management, re-designing a new concept for a 92-place centre. This ensured a vastly more marketable and appropriate centre for the location and the demographic. Within two weeks, we successfully completed a Property Lease of the centre to a viable tenant before the contract of sale went unconditional and prior to the town planning process.
A client purchased a site with a childcare permit for 124 places located in a residential masterplan, in the western suburbs of Melbourne.
After 18 months of no success in securing a tenant, the client reached out to MPG for our Childcare Modelling and Property Leasing services in the hopes of finding a suitable childcare tenant for their proposed development. After our in-depth research, we reconsidered the design of the centre and advised on an achievable rental based on the market demand, repackaged the opportunity, and marketed it to a selective list of childcare operators that aligned with the client’s objectives.
Within 10 days of the leasing campaign, an Offer to Lease was signed with a national childcare operator. Securing a childcare tenant gave the client confidence to proceed with construction, based on a floor plan that is functional and suitable for the operator’s specific operational requirements. The client sold the childcare centre on construction completion with a quality childcare tenant at a sub-5% yield.
