EAST MELBOURNE, VIC

Victoria Albert Town Residence (VATR) was and still is a substantial high-quality residential development. Unlike most residential developments that were built around the same period in 1990’s, it has certainly stood the test of time. The historic buildings of Victoria Brewery (1882) were retained and restored, and complemented by brand new townhouses, apartments and penthouses. Phil Mollard was a joint venture partner and the pioneer behind this outstanding project, which was the first at the time with no 1-bedroom apartments and a large proportion of 3- and 4-bedroom apartments, with quality communal areas on-site.

NEWPORT, VIC

Mollard Property Group achieved three-bedroom townhouses in Newport, despite the planning controls specifying two-bedroom townhouses. This outcome significantly increased the yield and return for our Client. We proudly sourced the site, designed the townhouses, achieved Town Planning approval and managed the construction of this project – providing an all-inclusive development service.

WILLIAMSTOWN, VIC

An extraordinary development; a beautifully designed three-bedroom home with onsite parking, all on a 188.9sqm site that is only 5.9m wide!

This was quite a feat while also considering quality outdoor space, overshadowing and overlooking. Moreover, this property is developed in a very stringent heritage area of Williamstown, making the challenge so much more difficult.

Mollard Property Group are thrilled to have been involved in the cutting-edge design and achieving Town Planning approval for such a wonderful building.

RICHMOND, VIC

Gracing a position high on Richmond Hill, “Edgewood” is a 1- 3-bedroom apartment residence developed in the 90’s and a sell-out success story for Mollard Property Group who were engaged by the Developer to maximise this outstanding location.

A prime position between Bridge Road and Swan Street with views across some of the most iconic Melbourne landmarks. With a traditional architectural design and quality finishes this project still looks good today.

SOUTH MELBOURNE, VIC

Working with a specific Client mandate and objective to relocate their existing business onto their own premises, the acquisition of Ingles Street hit the bull’s eye. Mollard Property Group diligently sourced and delivered this site not only to re-house the business but with future potential for significant capital growth and to capture the major benefit of rezoning, which soon followed. We co-ordinated the entre design team to deliver a planning permit for this challenging heritage listed building.

MELBOURNE CBD, VIC

400 student beds + 198 room hotel.

A complimentary 23-level twin tower within close proximity to RMIT precinct and the fast expanding Victoria University.

Mollard Property Group undertook a site suitability analysis for our Client on this property to determine the highest and best use in order to maximise the site.

EAST MELBOURNE, VIC

Mollard Property Group were engaged by the Developer of this project for their expertise in maximising the potential of this site. The result being 25 luxury residences, located in this highly sought-after location opposite Treasury Gardens and walking distance to the CBD.

We were then appointed for the marketing and selling off plan, which concluded with 100% fully sold prior to commencement of construction.

MILFORD, NEW ZEALAND

Kitchener Road, Milford New Zealand was Phil Mollard’s very first commercial office development, constructed in the 80’s for our own use as an owner-occupy. This project was a purpose built 3-storey building comprising 2 levels of office space and a gymnasium on the ground floor. This building was the first multi-storey building on Kitchener Road and looks as good today as it did back then.

BARDON, QLD

This luxury double storey residence with an elevated north facing position on the top of the hill in Bardon, commanded sensational views.

Working within very restricted residential planning design and material guidelines this contemporary luxury residence surpassed all limitations. Not only was this project delivered on time and on budget it was a most profitable sale.

PORT LINCOLN, SA

Our Client approached Mollard Property Group to seek advice on the best usage for this mansion located in a prime position, overlooking the harbour of Port Lincoln. Currently there is no market for a single residential property of this calibre, we have analysed various uses to maximise the existing foot print including apartments, townhouses, exclusive life style community and tourism. Port Lincoln is the region’s second major service centre and a popular tourist destination, with South Australia’s largest commercial fishing fleet and an innovative aquaculture industry and is a major port for grain exports. The potential of this property will be determined by timing.

RICHMOND, VIC

Mollard Property Group were engaged for the marketing and sales of this former factory and studio of iconic fashion designer of the 60’s, Norma Tullo. This conversion was edgy, with style and character set in lush gardens and bluestone courtyard.

We successfully secured 100% of sales for this development prior to the commencement of re-construction.

OAKLEIGH SOUTH, VIC

139-place modern childcare centre, located on a corner site with high exposure.

Formerly a restaurant, Mollard Property Group sourced, secured and successfully acquired this property for our Client.

Mollard Property Group completed a comprehensive due diligence concluding childcare was the highest and best use for the site. Sold in June 2018, the property achieved the largest Victorian childcare sale for 2018.

BURWOOD, VIC

132-place modern childcare centre, conveniently located opposite a school. Formerly a school hall, Mollard Property Group sourced the site for our Client, as well as secured them a long-term quality Tenant and Childcare Operator. We undertook the Design Services and Development Management to obtain the Town Planning Permit.

MOONEE PONDS, VIC

91-place early learning centre in the historic and iconic Moonee Valley Racing Club.

Mollard Property Group sourced the site, secured a long-term quality Tenant and Childcare Operator, undertook the Design Services, Development Management and Project Management to oversee construction.

The team at Mollard Property Group worked through a multitude of heritage constraints (building and landscape), to enable the adaptive re-use of a vacant building. The suburb of Moonee Ponds, rich in transport links and retail, is undergoing intense residential growth. This early learning centre with two street frontages forms part of the new Moonee Valley Racing Club development which will create a modern inner-city community.

POLARIS, VIC

Newly built 120-place childcare centre on heritage site, conveniently located within the Polaris town centre, minutes from both La Trobe and RMIT Universities.

Mollard Property Group sourced, secured and successfully acquired this property for our Client.

We undertook the Design Services and Development Management to obtain the Town Planning Permit.

BELLERIVE, TASMANIA

Construction of this state-of-the-art centre was achieved in just 9 months, which is an excellent feat considering the weather and logistical constraints that Tasmania presents.

Newly built 116-place childcare centre on former petrol station site. Mollard Property Group undertook Design Services, Development Management to obtain Planning Permit and Project Management to oversee construction.

CLIFTON HILL, VIC

Conversion of a commercial building into a 150-place childcare centre. Mollard Property Group sourced, secured and successfully acquired this property for our Client and undertook the Design Services.

CHADSTONE, VIC

Conversion of a 2-storey motel into a 120-place childcare centre. Mollard Property Group sourced this unique off-market site; inbound to the city and directly opposite Chadstone Shopping Centre.

Our Designer creatively and cost-effectively converted the existing motel into a childcare centre, while our Development Management team successfully achieved the Planning Permit.

Conversion of a 2-storey office and warehouse into a 92-place childcare centre. Mollard Property Group sourced the site and secured a long-term quality Tenant – Childcare Operator. We undertook Design Services and Development Management to obtain Planning Permit.

Conversion of a 2-storey commercial building into a 112-place childcare centre. Mollard Property Group sourced the site and secured it for a Tenant – Childcare Operator.

We undertook Design Services (Feasibility, Concept, Town Planning) and Development Management to obtain Planning Permit.

Newly built 2-storey childcare centre with undercroft car park, accommodating 128 children.

This site was secured for both the Developer and the Tenant – Childcare Operator.

This site was sourced, secured for both the Developer and the Tenant – Childcare Operator.

We undertook Design Services (Feasibility, Concept, Town Planning).

Conversion of a 2-storey office building into a 124-place childcare centre. Mollard Property Group sourced the site and secured it for a Tenant – Childcare Operator.

We undertook Design Services (Feasibility, Concept, Town Planning) and Development Management to obtain Planning Permit.

KENSINGTON, VIC

Mollard Property Group sourced the site based on a detailed childcare needs assessment, secured the Tenant and completed the Development Management to successfully be granted a development approval for a 100-place childcare centre. This highly complex heritage commercial building, carriageway easement and car parking requirements posed challenges to our team, however the risks were mitigated through an a fully considered planning and design. We undertook Development Management to obtain Planning Permit.
