A good architectural drawing solves the building. The harder problem is everything around it: the Highest and Best Use case, the planning permit, the structural engineer’s reality, the services coordination, the heritage report, the QS who needs to price it, the council officer who needs to approve it, and the builder who eventually constructs it.
We do both. Our in-house architectural team designs the project; our design-management team orchestrates the consultants, the council, the builder and the budget – so the design that emerges on site is the design that left the studio. Not a value-engineered approximation of it.
We work across residential, mixed-use, commercial, heritage adaptation, education and hospitality conversions. The integrated model is the same in every sector: one team, one accountability, six stages, end-to-end.

Office, showroom, professional suites and small-format commercial. Tenant fitout to base-build.
Heritage Adaptation
Heritage-listed conversions, facade retention, contemporary insertions. Council-approvable, story-respectful.

Childcare, kindergarten and educational fit-outs. Cross-pollinated with our specialist Centre Design service.
Hospitality & Conversion
Boutique hotels, serviced apartments, motel-to-residential conversions. Operating economics shape the design brief.

Define client objectives, planning envelope, budget, programme and risk appetite. Surface every constraint that will shape the design – financial, planning, heritage, contextual – before the first line is drawn.
Concept Design
Site analysis, parti, schematic plan, massing and facade direction – produced alongside the feasibility team so financial viability is established before commitment, not after.
Schematic Design
Refined plans, sections, elevations and material strategy at 1:100. All major consultants briefed and engaged. Pre-application engagement with council where appropriate.
Development Application
DA-grade drawings, statement of compliance and consultant reports lodged for council determination. Negotiation with planners and amendments managed through to issue of permit.
Building Permit & Documentation
Fully detailed construction documentation. Structural, services, hydraulic, mechanical, electrical and ESD consultants coordinated into a single tender-ready set.
Tender, Construction & Handover
Tender evaluation, contract administration, design-intent reviews through construction, defects inspection and final handover dossier. The design as built matches the design as drawn.
