Project Administration is the technical enforcement of your development’s integrity. We don’t just manage the contract – we defend the economics of the project.

Acting as the Principal’s Representative, we operate with a singular mandate: to ensure that the project delivered on-site is the project that was modelled in the boardroom. From the rigorous audit of working drawings for constructability to the forensic management of progress claims and requests for information, we manage the ‘execution gap.’

We ensure every instruction, every variation, and every certification is handled with absolute precision, keeping your project within the parameters of your original vision and commercial mandate.

What we administer

Eight contract instruments. One principal representative.

Every construction contract carries the same set of moving parts. We administer them all – from a single role, on a single ledger – defending the project economics that the Highest and Best Use case originally set.

Requests for Information

Logged, routed to the right consultant, closed against a SLA. No RFI sits open more than 5 working days.

ii.

Progress Claims

Assessed against works-on-ground and contract schedule. Certified value, retention, GST, pay-by date.

iii.

Variations

Scope changes priced and assessed against contract rates. Approved before instruction – never after.

iv.

Extensions of Time

EOT claims assessed against the contract test. Determinations are written, evidenced, defendable.

v.

Site Instructions

Formal direction to the builder, issued in writing, with cost and time implications stated.

vi.

Practical Completion

Independent assessment of PC against contract. Certificate issued; defects schedule attached.

vii.

Defects Liability

12-month DLP managed in full – defect identification, rectification tracking, final certificate.

viii.

Final Certificate

Retention release, final account, lien waiver, handover dossier. Project closed cleanly.
