An early learning centre, four floors up.

Prime commercial buildings carry space that earns nothing — underutilised podium levels that are hard to let and easy to ignore. In a Brisbane CBD tower, MPG saw an early learning centre.

We transformed the fourth level of the eight-storey building into a 57-place centre — a vertically integrated, full turnkey delivery from concept to handover, completed in 2023 on time and on budget.

The Challenge

A prime Brisbane CBD commercial building had underutilised podium-level space — floorspace earning little and difficult to put to use.

The Approach

MPG ran a comprehensive feasibility study and site analysis, then designed and integrated a 57-place early learning centre into the fourth level of the eight-storey building — a vertically integrated, full turnkey delivery from concept to handover, built with Nator Constructions.

The Outcome

Completed in 2023, on time and on budget. Previously underutilised space became a modern, safe and nurturing centre with easy access for working parents — and a meaningful lift in the building’s asset utilisation.
