The operator needed a prime inbound main-road location near the Brisbane CBD — one of the scarcest assets in childcare, in high demand and heavily contested. The site identified was Braille House: a pre-war Queenslander carrying heritage constraints.

MPG secured it through strategy, not a bidding war. A strategic subdivision created a corner site with optimal exposure and access; vendor accommodation was negotiated into the transaction terms; and the heritage considerations were addressed through planning rather than conflict.

The final configuration supports safe drop-off and a 108-place capacity — an outstanding acquisition that balanced operator, vendor and community needs while delivering long-term business value.
