Most childcare sites are bought reactively — whatever reaches the market, wherever it sits. Coburg North was the opposite. The site was identified and secured on the strength of an analytics-led Highest and Best Use case: a high-exposure position on an arterial road carrying more than 32,000 vehicles a day, inside an established residential and employment catchment inbound to the Melbourne CBD.

MPG ran the numbers before any capital was committed — catchment demand, competing supply, the planning pathway and built-form yield — and confirmed childcare as the site’s highest and best use. From there we have carried the project across its lifecycle: strategic acquisition, centre design and design management, and the leasing of the completed centre to an operator.

The double-storey early learning centre is now under construction on one of the area’s most visible corners — a project grounded in evidence at every step, from the decision to buy through to delivery.

The Challenge

A high-exposure corner is only an opportunity if the numbers behind it hold. The question was never whether the site looked good — it was whether the catchment, the competing supply and the planning pathway supported an early learning centre at the scale the land demanded.

The Approach

We led with a Highest and Best Use analysis — catchment demand, demographic depth, supply saturation and planning feasibility — to confirm childcare as the right use and size the centre to the market. With the case proven, MPG acquired the site, managed the centre design, and took the asset through to a leased facility.

The Outcome

Now under construction — a double-storey early learning centre on a corner thousands of families pass each day, acquired on evidence and designed for compliance and operation.
