This well-located 780-square-metre corner site overlooks parkland and sits just minutes from local schools and the Eastern Freeway on-ramp. MPG designed and delivered three architecturally designed 3-bedroom residences for it — one standalone house fronting Thea Grove, and two townhouses facing Maxia Road.
The success of the project lay in a thoughtful design approach — one that integrated the new dwellings naturally into the surrounding environment. The result: a clean planning approval, secured without the need for VCAT intervention.
The Challenge
A 780-square-metre corner site overlooking parkland, in an established Doncaster East pocket minutes from schools and the Eastern Freeway. Infill of this kind often ends up at VCAT — the challenge was an approval that did not.
The Approach
MPG led the strategic acquisition, the architectural design and design management, and the development management. The design was deliberately contextual — three 3-bedroom residences, a standalone house fronting Thea Grove and two townhouses facing Maxia Road, integrated into the surrounding streetscape.
The Outcome
Three architecturally designed homes, approved without the need for VCAT intervention — a clean result that thoughtful, context-led design made possible.
