Project Overview

The Everton Park Childcare Centre represents a strategic and innovative mixed-use development, combining high-quality early learning facilities with residential subdivision to maximise site value and investment potential. Led by a seasoned childcare operator seeking to transition into property ownership, the project showcases how visionary planning, expert guidance, and creative problem-solving can deliver superior outcomes in a competitive property market.

Recognising the opportunity for preferential financing available to experienced childcare operators, MPG played a pivotal role in positioning the client as a viable development entity. This included a comprehensive rebrand and the creation of a professional Company Profile, enabling the client to present a strong case for funding and business viability to financial institutions.

Site Acquisition & Strategic Planning

MPG was engaged to identify and secure a suitable site for the childcare development. Through careful research, negotiation, and acquisition, two significant sites were procured in Everton Park, a prime location in Brisbane. The selected site is strategically positioned on a major arterial road with over 33,000 vehicles of daily exposure, ensuring exceptional visibility and accessibility for the future centre.

Due to the premium land and development costs associated with this location, MPG proposed a mixed-use concept that included a residential subdivision component. This clever and carefully analysed strategy helped facilitate project cash flow, improve the client’s financing options, and deliver a stronger return on investment.

Design & Development Management

MPG is currently managing the full design process, which includes innovative centre design that balances regulatory compliance with functional and aesthetic excellence. The site’s position on a state-controlled road introduced additional complexity, requiring involvement from both local Council and State authorities during the pre-development phase.

MPG successfully mitigated all traffic and safety concerns, incorporating seamless traffic integration into the proposed layout to support efficient access and circulation. This proactive planning ensures the development meets both operational needs and stringent compliance standards, minimising risks and future variations.
