Project Overview
After comprehensive research into the suitability of the location a very tight site in one of the prestigious inner-eastern suburbs of Melbourne was sourced and secured. Mollard Property Group created the concept design and achieved development approval for a 104-place childcare centre.
During the development and planning process, it was proposed to demolish the existing commercial buildings, removing the necessary easements, and relocating existing sewer assets to construct a three-level childcare centre with under croft car parking.
This high exposure quality site, surrounded by Melbourne’s most elite private schools and easy access, is a testament to the effort we go, to locate special opportunities in quality locations.
During the town planning phase, some of the neighbouring property owners had concerns about traffic and access, however through smart design, MPG team were able to offer an alternative access solution, resolving their concerns and resulting in zero objections.
The Council permit conditions are all very straight-forward and the plans were endorsed within four weeks of submitting them to Council. Our building designer met the unique objectives of the child- care operators, whilst also respecting the surrounding residential and commercial properties.
