Following a comprehensive brief, MPG conducted a targeted property search across Melbourne’s inner suburbs to identify a site with immediate usability and strong value-add potential. The acquisition of Ingles Street, South Melbourne, proved to be the perfect match—meeting the Client’s current requirements and unlocking significant development opportunity.

MPG led a detailed feasibility study comparing the cost-benefit of a new build versus conversion of an existing structure. Ultimately, the selected site—a heritage-listed industrial building—offered an ideal balance of character, location, and flexibility for future expansion.
