Mollard Property Group were proud to have achieved planning approval for three architecturally designed 3-bedroom townhouses in Newport, Victoria, an impressive outcome on a 580m2 block that exceeded local planning controls, which typically restrict developments to two-bedroom configurations.
Situated on a prominent corner site, this project challenged the traditional expectations of the local planning scheme. Despite restrictive overlays and an easement that limited development potential, we successfully secured approval for 3 x 3 bedroom townhouses on this corner site, despite the initial council planning controls restricting the site configuration to only 2 x 3 bedroom townhouses and 1 x 2 bedroom townhouse.
This result not only optimised the site’s yield but also significantly enhanced the project’s return on investment, setting a new benchmark for what was possible in this emerging residential pocket of Melbourne’s inner-west.
