A well-established childcare operator in regional NSW engaged Mollard Property Group to assist with the development application and design of a new childcare centre, with an initial brief to achieve 55 places. Through thoughtful and strategic design, Mollard Property Group exceeded this goal by achieving an 80-place concept with a basement car park, while successfully navigating council requirements and addressing neighbour concerns to secure development application approval.
But the opportunity did not stop there.
Recognising the growing demand for childcare places, Mollard Property Group strategically secured a neighbouring property through targeted analysis and negotiation. We then led the design and approval of a second development application, delivering a more efficient and financially viable 105-place centre with an at-grade car park that eliminated the need for a basement. Despite an initial council recommendation to cap capacity at 104 places, our planning expertise ensured approval for the full 105 places.
This project exceeded our client’s initial objective of achieving 55 places, expanding to 105 places – a significant boost in feasibility and future success.
