From 80 to 105 places: how our strategic expertise expanded a Development Approval
We are excited to share another outstanding achievement! By leveraging our expertise in Centre Design, Design Management, and Development Management, we successfully expanded an 80-place Development Application into a 105-place Approval
A well-established childcare operator in NSW engaged Mollard Property Group (MPG) to assist with the DA and design of a new childcare centre – with a brief to achieve 55 places. MPG were able to exceed this goal. After thoughtful design MPG managed to achieve an 80-place, two-level centre with a basement car park on a 923m² site, MPG successfully navigated Council and neighbour concerns to secure DA approval.
But the opportunity didn’t stop there.
As the site is adjacent to a large primary school, MPG recognised the growing demand for additional spaces and sought to maximise the location’s potential for both the Client and the community. As part of the DA process, MPG proactively approached a neighboring property owner with a purchase offer. Leveraging careful analysis and strategic negotiation, we helped our client acquire the site – allowing for a major expansion. MPG then led the design and approval of a second DA, improving the aesthetics of the design. This resulted in a vastly more attractive 105-place centre with an at-grade car park, which improved financial viability by eliminating the need for a basement.
Even when Council initially recommended a 104-place cap, MPG’s planning expertise ensured final approval for a 105-place centre. This project exceeded our client’s initial objective of achieving 55 places, expanding to 105 places – a significant boost in feasibility and future success.
Soon, our client will be welcoming families into a beautifully designed childcare centre in a high-demand area – a testament to MPG’s ability to unlock potential and maximise value in every project.
