Stop blaming the RBA: Why inexperience is killing property development margins

Inflation is back. The conversation has already turned to another interest rate rise, and the property sector is predictably sounding the alarm.

But let’s address the elephant in the room and look at this upside down.

For property owners and developers holding premium assets, inflation isn’t necessarily the enemy. Inflation drives up construction costs, yes, but it also drives up the Gross Realisable Value (GRV) of the finished product. Real estate has always been the ultimate inflation hedge

So, if end-values are rising, why are so many projects stalling? Why is feasibility dying on the vine?

The blunt truth is that interest rates are not the ultimate margin-killer. The real crisis in Australian property development is time – specifically, the copious amounts of holding interest burned by inexperienced developers trying to skimp on quality, hands-on expertise.

The false economy of the ‘saved’ fee

Over three decades in real estate investment and development, I have watched a recurring tragedy. Landowners or developers with minimal experience in a specific asset class decide that a specialist consultant’s fee is ‘too expensive.’ To protect their spreadsheet, they decide to navigate the planning, design, and delivery themselves, or they hire a cheaper generalist.

They think they are saving money. In reality, they are signing the project’s death warrant.

Specialised assets require specialised expertise. If you are building a childcare centre or a Class 9a medical hub, you need an expert in that exact asset class – not a grand restaurant builder, a retail strip architect, or a luxury home builder learning on your dime.

When inexperienced teams take the reins, projects get bogged down in council for months. Designs are drawn that cannot be practically built. Re-works compound. And all the while, the holding costs are ticking.

Time is the ultimate tax

Developers agonise over a 0.5% (50 basis point) rate hike by the RBA. But a rate adjustment is mathematically insignificant compared to holding a multi-million-dollar site for an extra 8 months because your inexperienced team submitted a non-compliant town planning application.

Interest rates are simply the cost of money over time. If you want to beat the rate, you have to shrink the time.

Having a quality, specialist team with years of hands-on experience is the ultimate hedge against monetary policy. A team that can navigate statutory planning bottlenecks, bypass structural dead-ends, and shave months off your project lifecycle will protect your 25% profit margin far more effectively than hoping for a rate cut.

Pivot the geometry, don’t park the site

When a project starts bleeding time and money, inexperienced developers do the only thing they know how to do: they park the site and wait for the market to change.

Sophisticated capital does the opposite. If a traditional multi-level monolith no longer stacks up, you don’t park the site – you pivot the spatial geometry.

At Mollard Property Group, our direct response to stalled sites is our Highest and Best Use (HBU) Engine. Instead of bleeding holding costs, we run a site’s footprint through multiple alternative development pathways. We mathematically de-risk the asset by finding the exact commercial architecture pivot – whether that is an education campus, an optimised co-living footprint, or an adaptive reuse strategy – that bypasses heavy CapEx and gets shovels in the ground faster.

The takeaway

We need to stop treating the cash rate as a scapegoat for poor delivery execution.

If your project is stalling, look at your team before you look at the RBA.

The shortage of housing and social infrastructure is real.

The delivery problem is solvable.

But it requires paying for the right expertise to get in, get it approved and get it built.

If you are currently holding a parked or stalled site that is burning holding costs, send us a message.

Let’s run the geometry through the HBU Engine and find the pivot that makes it stack up.
