Case Study: Orange, New South Wales

A well-established childcare operator approached us to assist with the design and Development Application for a proposed 55-place centre on their existing 923m² site. Through detailed site analysis and strategic capacity modelling, we unlocked the potential to deliver an 80-place, two-level centre with basement parking, securing DA approval while successfully navigating Council requirements and neighbourhood concerns.

Recognising the site’s prime position next to a major primary school and strong local demand for childcare, we identified a further opportunity to expand. By facilitating the acquisition and amalgamation of the neighbouring property, we redesigned and resubmitted the Development Application to deliver a 105-place centre with at-grade parking, improving both financial viability and architectural outcomes.

Despite initial Council recommendations limiting approval to 104 places due to parking considerations, our planning team successfully negotiated final approval for 105 places – transforming the project from a modest 55-place proposal into a high-capacity, future-ready early learning centre that maximises value for the client and the community.
